Team
Turner relies on a team of seasoned Crew chiefs working under the direction of General Manager Boone Ellis. Each Crew Chief supervises a complement of 5-20 landmen and/ or leasing agents, depending on client need and scope of work to be performed.

Ownership Reports
The title team at TOG provides customized ownership reports for the purpose of determining mineral ownership for leasing and leasehold acquisition. TOG will prepare a comprehensive report for clients, lease agents, or title attorneys to quickly find and utilize the information needed.

Curative
Turner has implemented a strict set of procedures that our curative team follows in order to provide marketable/defensible title. The curative procedures include, but are not limited to:
- Collaborating with title attorneys to ensure compliance with title standards.
- Creation of curative instruments, including, Subordination Agreements, Correction Deeds, Affidavits of Use and Possession, Affidavits of Non-Production, Amendments to Oil and Gas Leases, Ratifications.
- Imaging courthouse documents and researching indexes to cure title.
- Maintaining a master curative spreadsheet, which includes specific notes, addresses, phone numbers and conversations had with critical parties.

Due Diligence
Turner provides numerous mineral and leasehold due diligence reports to our clients. Our due diligence reports are similar to our ownership reports. Due Diligence reports focus on verifying title for a specific mineral owner/leasehold interest from whom our client is interested in acquiring that specific interest.

Lease Acquisition
TOG has a fully staffed lease team with a broad scope of experience and capabilities in the oil and gas industry. Our lease team has the capability to complete mass lease mail outs, group lease signings and personal visits to landowners. We understand the importance that in any lease play, small or large, a great deal of success depends on obtaining large blocks of contiguous acreage.

Lease Administration
Turner maintains a fully staffed lease administration team tasked with the processing, invoicing, paying, filing, and recording of all our clients leases, as well as delivering a final lease packet to the client. The lease packet provided to the client includes a recorded lease, lease purchase report, ownership report, W-9, proof of payment and curative documents acquired in order to verify title. All lease packet information is scanned and stored on a secure database.
Turner has also implemented strict policies and procedures in preparing a lease packet. Each lease packet goes through a review and approval process before the lease is sent to a landowner.
Turner has also created the following reports to track leases:
Through the CFLR, our lease administration team tracks an oil and gas lease from the date it is prepared to the final delivery to the client, together with all other components of the lease packet. The lease administration team is also responsible for preparing assignments required by the client.

Right of Way
Turner has an experienced right of way team that can assist in the acquisition of well location and access road permits.TOG also has the ability to negotiate surface damages and various easement purchases. We make it a priority to get "boots on the ground" which is necessary for ROW acquisitions, all while staying in close contact to the surveyor and the client to ensure a efficient and successful project.

Mapping/GIS
TOG has a team of Geographical Information Systems (GIS) professionals who utilize the latest technology and resources to produce customized maps tailored to meet each client’s specific needs. Our GIS Department uses ESRI ArcGIS to produce shapefiles, which contain multiple layers of data and information to support and illustrate every aspect of our land services.
Our GIS team works closely with our title and lease teams to provide a visual representation of your leasehold position, drilling units, competitor activity and well data within your area of interest.

Accounting
Turner’s accounting department consists of a three person staff with over 50 years experience in the industry. They provide the following services:
- Bi-weekly invoices by prospect from Monday through Sunday, using the Red Earth System’s Broker Time and Billing System (BTABS).
- Invoices that are maintained on a TOG secure server.
- Invoices that are submitted to clients by hardcopy, email, or uploaded to a client’s payable system.
- Receipts that are scanned and submitted with each invoice.

Weekly Broker Reports
Turner recognizes the importance of providing our clients with up-to-date broker cost information. We submit an electronic weekly broker report that provides as close to real time broker costs as possible. The weekly broker report provides the following information:
- Broker cost
- Expenses
- Landman name
- Summary of work preformed
- Summary page with total broker cost, days billed and number of landmen working the project.
